我請大家閱讀有關C提案的內容

     “I request you please read the text of Measure C.     The proponents of Measure C are trying to hide a major blunder that they inadvertently committed. Voting Yes on C will allow 45’ building height in residential neighborhoods. If C passes, here is what is going to happen:

Let’s say your next door neighbor decides to sell his property. If C passes, any builder can buy that property and build a structure up to 45’ in height – about 1.8 times the current height restrictions. He will have powers to build a 4 story apartment and city will not be able to reject the proposal even though it will hugely impact your privacy. Do you really want that? The proponents may like you to believe that is not how it is, but several independent auditors and 2 courts have clearly said that it does indicate the 45’ height allowance.

     Now add another element to it – assume D does not pass and Vallco stays as Retail only zone. Now city will have to find other locations to build more houses because State of California has mandated all Bay area cities to add certain number of housing units (based on current population) in next 5-7 years. I know it because I am a Town of Los Gatos employee and Los Gatos has been asked to come up with 800 housing units. Cupertino is required to add 1400 housing units no matter what. So if C passes, city will be forced to approve more and more multi-unit apartments on residential properties like yours and ours. That will bring more traffic to neighborhood streets. Do you really want that?
     If D passes, development will happen in the section of city which is adjacent to freeway, which in turn will protect neighborhoods from traffic.
     As for D, even if it loses, development will happen in one form or the other. The mall has been dead for years and something will have to be done to make it a revenue generating property. Unfortunately, retail only developments are things of past all over USA due to increasing online shopping. Even high traffic mall like Valley Fair will see Macy’s close down early next year and they are also forced to add movie theaters to generate more foot traffic. That is the reality whether we approve of it or not.
     And one last thing – whether we agree or not, enrollment in Cupertino Union school district is steadily going down. Young families are not able to afford purchasing house in Cupertino and are buying houses in tri-Valley area while middle aged families whose kids have graduated from schools are not moving out of the area due to vicinity and comfort zones. We have witnessed it first hand at CCA. So many of our players have moved to San Ramon area in past one year. Take our example. Mohak will be out of school next year and we are not planning to downsize and move anywhere else because Cupertino is our home. So we will continue to pay property taxes but none of that will go to school because schools get funding per student. Again, even within CCA families, there are so many like us. Unless we build more houses for young families, this declining trend will continue.
     I personally feel that very rarely does an opportunity arise in congested cities in the bay area, where there is a huge piece of land available to develop into something unique and something which benefits everyone in the community. The Hills at Vallco has come up with a unique design.
I would really beg you to vote No on C at any cost. It will have a huge negative impact in our neighborhoods. These are hard facts, but really worth giving a second thought.
